FAQ
Questions
Everything people ask before they book, answered the way we would say it on the phone.
How does the instant quote work?
Enter your address, the size of the home and the number of stories, tick the surfaces you want washed and enter their sizes. The price adds up as you go, from our rate card. We confirm from photos or a quick look before we start, and anything that changes is quoted to you first.
What is soft washing, and why not just pressure wash everything?
Soft washing uses low pressure and a cleaning mix (mostly diluted sodium hypochlorite, the active part of household bleach, with a surfactant) to lift algae, mildew and dirt so they rinse away. High pressure on stucco, roof tiles, shingles or screens can etch, crack or tear them. We use pressure only on concrete and other hard surfaces that can take it.
Is the cleaning mix safe for my plants and pets?
We wet your plants before we start, cover the sensitive ones, keep the mix at the strength the surface needs and rinse the plants again after. Keep pets inside while we work and until surfaces are dry, usually an hour or two.
Where does the wash water go?
Not into the storm drain. Storm drains here run to the marsh, the Intracoastal and the ocean, and St. Johns County, St. Augustine and Jacksonville all prohibit sending wash water into them. We sweep first, protect nearby drains and keep runoff out of storm drains. Nothing runs straight into the marsh or a canal.
Do I need to be home?
No. We need an outside water spigot that works and access to the areas being washed. Close the windows and doors and move cars out of the driveway if we are cleaning it. Your tech checks in and out in our app, so you can see when we arrived and when we finished. We start no earlier than 7am (9am on Sundays).
How often should a coastal home be washed?
Most homes on the St. Johns coast need the house washed once or twice a year and the roof every few years. Drives and walks under trees or sprinklers often go green within six months. A twice-a-year plan keeps it ahead and costs less per visit.
How long does paver sealing last, and can I drive on it?
How long sealer lasts depends on the product and the traffic; we leave the maker's guidance with you in writing. Stay off it on foot for a few hours and keep cars off for at least 24 hours, longer in cool or humid weather. We leave the timing in writing.
Do you need a license to pressure wash?
Florida does not license pressure washing, and state law does not let counties or cities require one (Fla. Stat. 489.117). We clean roofs but do not coat, seal or repair them; that is roofing work for a licensed roofer.
What if a spot is missed?
Tell us within 7 days and we come back and rewash it at no charge.
What areas do you serve?
Ponte Vedra Beach, Nocatee, Palm Valley, Vilano Beach, St. Augustine and St. Johns County, plus Jacksonville, Atlantic and Neptune Beach. Outside those zips we still quote, with a small travel adjustment shown up front.
